In Australia, the growth of Strata (where each resident owns the space in which they live, as well as a share of the common property) has been immense over recent years, with one third of all Victorians, for example " living or working in subdivision property."

2020 has brought a health and economic crisis that will bring profound changes to building design and occupancy requirements for Strata properties. Social distancing” requirements will be mandatory in buildings that have common areas and shared facilities. Architects will design to meet these requirements and Building/Strata managers will have to adopt operational guidelines around the same principles.

Practical considerations such as ventilation (both inside and outside apartments), numbers in lifts, foyer size, sanitizing stations, materials & surfaces,  bathrooms, air quality and shared recreational areas will bring new challenges for designers and property managers.

It’s also likely that many commercial buildings will be “repurposed” to residential, as more people work from home. Previously unused buildings will be reborn to cater for the new ways of living and working. How will Strata Property adapt to these circumstances and how will architects and designers change their approaches? What will their developer clients expect?

This webinar, brought to you by Mecca, in partnership with the Strata Community Association and HWL Ebsworth Laywers will provide attendees with an understanding of the concept of strata property, key principles in Strata ownership and how these principles condition the design of buildings; the common property / private property dichotomy.

 It will also look at Strata as a property ownership mechanism, with particular reference for design and building considerations in the post Covid years.

Julie McLean

Julie has operated her own successful strata management business for over 18 years with Ace Body Corporate Management, while fulfilling the dual role of Ace National Training Manager to 120 franchised areas nationally. Julie has been on the SCA (Vic) committee since 2005 and is an active member of the executive for the Victorian chapter and assists on sub-committees for ethics, education and membership. She is one of only four members to achieve the highest institute award FSM (Fellow Strata Manager) by SCA Vic. Julie is the immediate past President of SCA Vic and is a current SCA National board member.
