A recent survey by the Building Commission NSW alongside the Strata Community Association NSW (SCA) cautiously indicates that the wheel may be slowly turning for strata property owners with serious property defects on the decline. 

The report finding was that for schemes registered since 2020, serious defects have decreased from 34 per cent to 27 percent. 

A further positive sign is that double the number of serious defects were reported by owners of strata property (34 per cent) up from 15 per cent in 2021. 

In NSW, the Independent Construction Industry Rating Tool (iCIRT) uses a five-star system to rate builders on their apartment build. The build must meet the minimum benchmark average of three out of five stars or above to be deemed “trustworthy". Does this tool provide sufficient quality control to protect purchasers who are not necessarily equipped to identify potential building defects?

Owners of strata property increasingly rely on the advice of strata/legal experts, designers and building managers to help them to understand the legal framework surrounding strata and to identify potential building and design faults.

ARINA has run design competitions for many Australian universities (including UNSW) and statutory authorities, including the Sydney Cove Redevelopment Authority. Geoff is a registered architect and writes on construction and buildings both contemporary and historical. He has taught and researched construction at UTS and UNSW for over 20 years.
